What is a measurement or floorplan service?

A measurement service is just what it sounds like: Based on what you need, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when challenging property taxes or selling a property.

How do floorplan services work?

During a measurement service, an appraiser measures the home with a measuring tool — either a tape or laser measuring device. As they walk the home, they make note of the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch the property. Then, the appraiser creates a report and a more detailed floorplan showing the total square footage of the home and the overall layout. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service necessary?

Property taxes

Tax records often reflect the wrong area of a property because the values can come from many sources, and sometimes go unverified — which means you may be paying for more square footage than you have! Unless an appraiser has performed a recent valuation or home measurement service on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before challenging what you're taxed. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Marketing a home or property

A floorplan service will secure fair market value for your property. Area is one of the most important factors potential buyers look for when purchasing a home — but since square footage values are frequently estimated rather than accurately measured, your listing may show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your home as well as the number of interested buyers. The only reliable method of using a precise GLA when listing your home is to reference a recent appraisal or measurement service executed by a certified appraiser (after any remodeling that may have affected square footage).

For real estate agents

To ensure that your client's home sells at a price that properly reflects market value, we advise seeking a home measurement of the property. Your clients, and especially potential buyers, will appreciate your scrupulousness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tactic for enticing potential buyers because they can review the layout and characteristics of the house before and after a tour.
